Thanks for visiting the L3P website

If you’re reading this then the chances are that you already know about us, but want to know a little more…well, we are a very experienced development team with particular experience in the retail sector, and a background in-house at several national companies and key property organisations. L3P started out in 1996 and has developed a number of high-profile developments around the country. We are very active and take a direct, hands-on role in every aspect of all our projects, from site identification right through to construction and funding.

So far we have developed schemes with a value in excess of £250m for companies including Argos, Sainsbury’s, Wickes, Volvo UK, The Gym Group, B&Q, Pets at Home, Selco, Subway, MKM Building Supplies, Carpetright, Howdens, DFS Furniture, KFC, and B&M Retail.

We have a well-earned reputation for delivering high-quality developments that reflect occupier’s requirements.

Although we have historically undertaken primarily retail developments – we have latterly applied the same principles to other uses, including industrial, leisure/hotel and distribution and we are presently working on a number of exciting new projects. We have a highly regarded team of professional partners who have experience in all sectors and we work together to produce the best quality development possible.

Meet the Team

Alan Gibbons FRICS

DIRECTOR
Alan joined L3P in 2002 from Cushman & Wakefield where he was a partner, and was also previously employed by the former GLC, Allsop and Co and National Mutual Life. In over 35 years in property he has developed extensive contacts within the industry and for the last 20+ or so years he has specialised in the out of town sector in private practice, in house at Wickes and, of course, at L3P. Alan is married to Maria and has a grown up son, Ben. He is a perennially over-invested fan of Southampton FC!
Richard Moon MRICS

DIRECTOR
Richard is a founding director of L3P having previously been employed as Development Manager for Wickes and was previously in-house at B&Q where he managed a large element of the company’s trading and non-operational property portfolio. Richard is married to Alison and has a daughter, Ella. In his spare time, he enjoys running, cycling and has been known to compete in the occasional 10k and triathlon.
Colin Thacker MRICS

CONSULTANT
Colin Thacker MRICS established L3P in 1996 and now serves as a consultant surveyor to the company. A career spanning 40 years with L3P, Currys plc, Payless DIY and Wickes he’s acquired and developed in excess of 5 million sq ft of floorspace. Colin is married to Mandy and has children, Matt and Kate, and two grandsons, Harvey and Mason. A long suffering Crystal Palace supporter, he seeks solace in extensive travel and other activities!
David Saunders

LEGAL CONSULTANT
David Saunders is L3P’s legal consultant, having previously served for many years as legal director to the company. A former partner at Olswang, David has over 40 years of extensive real estate experience. He leads a very active social life and travels widely.
